The ones on Hendricks and Isle of Venice are mostly used. Many of the condos are also rentals. Some of the homes elsewhere are owned by people who live far away and only vacation. Many of those are being rented out now, some legally, some not.

I went through the same decisions last winter and decided to leave the boat in Nassau for the winter and spring and then brought it back north before hurricane season. Nassau is infamous for issues with security. However, we left the boat at Palm Cay Marina and had no issues. It is a very secure facility with great people and amenities. Flying in and out of Nassau is easy. This gave us access to Exumas, Abaco's and Eleuthra without having to go back and forth to FL. The one drawback is getting work done. You have unlimited choices in FL...not the case in the Bahamas. Make sure your insurance company is "on board". Was a great experience for us and our kids. I highly recommend it.

They can get that amount of rent because thats what the marinas get, assuming you can even find a slip. Did you pay sales tax in Florida.?
